I have too many ideas and improvements to make to the Underground Lake, but I do not think Stefan would allow me to make them.
As for the player houses...no...simpily, NO! We have player houses already, and not that many people are using them anymore it appears. Littlekings(aka psychoflier)'s house hasn't had it's rent paid in a long time and needs to be auctioned off. Let's consider the old before we make new things.
